Buying Land in Isaan

The first thing to know is that foreigners cannot own land.

The land would have to be in the name of the Thai wife.

If you are one of the untrusting of your own wife, this post is not for you.

For those happily married and for land to build the family house on, this one is for you.

The most important thing to understand is that land in Thailand can have a multitude of different land document titles.

You should stick with the red Nor Sor 4 title which is the one guaranteed to safeguard your ownership.

My experience is the best way to buy land, is to drive around and find the for sale signs.

Many people in rural Isaan cannot speak English and therefore the land is never advertised.

Find the area you want to live and start driving around.

Sooner or later you will come across some land for sale.

In Chaiyaphum provinces we are seeing prices up to 1,000,000 thb for a rai of rice field that needs to be filled in. People are asking outrageous prices.

You have to be patient, patient, patient to find the land you want at a fair price.

With a Red Titles, the land should already be measured and marked.

Seller’s will often ask the buyer to pay 50% of the land transfer fee (3% of the total land sale).

The transfer is pretty simple. Foreigners/wives with zero experience may want to consider using a lawyer, but many in the villages, including me have not had to use one.

I am currently looking for more land and will keep updating what I am finding.
