When you buy land in rural Isaan, there are 2 tasks ahead.
One is clearing the land of all the brush, rice, sugarcane or whatever else is growing on the land.
You may also have to pull up trees that you do not want.

The second thing is the level of land should be even with the road.
If the land level is below the road, you will have to fill in the land with dirt which can add additional expenses.
The idea of leveling the land is to prevent flooding.
You should do your research and ask nearby residents if the land ever floods, so that you know what you are getting into.
In rural Isaan, we are fortunate that labor is very cheap.
We had the brush cleared on 2.1 rai and it only costs US $50.
