In Thailand, a โknock down houseโ (เธเนเธฒเธเธเนเธญเธเธเธฒเธงเธเน) usually refers to a prefabricated or modular house that is mostly or fully built off-site, then transported to the land and set-up quickly on-site.
What Exactly Is a Knock Down House?
The basic concept:
- Steel or modular components are manufactured off-site
- Walls, roof, floors, electrical systems, and plumbing may already be installed
- The structure is trucked to the property
- A crane lifts the house into place
- Final connections are completed on-site (Electrical, plumbing)
Knock down houses are advertised heavily on social media from 45,000 thb upwards of 500,000 thb, depending on number of bedrooms, bathroom, kitchen, AC and more.
This knockdown house is probably in the 100,000 thb range.
If you own the land, you can have a cement pad poured to sit the knock-down house on.
Cement pads in rural Isaan are extremely cheap.
You would also need water connected if you have a kitchen and bathroom, and electricity.
It’s not unusual to get a knock down house ordered, delivered, connected and all set up for < 150,000 thb.
Issues you should be aware of:
- Insulation – Are the roof and walls insulated? If not the house will get very hot and you will have to run an AC all the time.
- Any additional things you need to purchase to push the price up? Kitchen, Air conditioner, etc.
- Delivery Fee to you location.
- Setup Free at your location to level the house on the concrete pad and connect water and electricity.
- Warranty
A knock-down house may be the way to go for those people on a limited budget and needed a place to live.
