This job is considered brokerage/agency work within Thailand and is reserved for Thai nationals.
Even if you see foreigners acting as “property agents,” many are operating illegally or in legal grey areas. If caught, both the worker and the person who hires them can face serious penalties.

Penalties for Using Illegal Real Estate Agents
If a Thai employer hires a foreigner illegally as a real estate agent:
• Fine of 10,000 – 100,000 THB per illegal worker
• Repeat offenders: up to 1 year in prison + 3-year hiring ban
If a foreigner hires another foreigner illegally in real estate:
• Same fines and possible prison time
• Visa cancellation and deportation for the hiring foreigner
• Deportation and blacklisting for the worker
Bottom line:
Foreigners cannot legally work as real estate agents in Thailand.
Hiring an unlicensed or illegal foreign agent can cost you hundreds of thousands of baht, jail time, and — if you’re a foreigner — being banned from Thailand.
